Tenant modernisations

You would like a nicer bathroom, a high quality floor or nicer windows?

If you would like modernisation measures such as these or similar for your apartment or commercial unit, just ask us. If the improvement is substantial, we will gladly present your request to the owner and also discuss cost participation.

The generally applies:

Under certain circumstances, the lessor may pay for the entire expense, if in return you pay a modernisation allocation in addition to your rent. The rate of the modernisation allocation is based on the cost of the entire measure and a few other factors:

Example 1: Window

You would like a new, insulated glass window, the total cost of which, including installation and all additional work plus VAT, amounts to 1,000.00 €. The modernisation fee is calculated as follows:

In this example, the modernisation fee would be 11% of 1,000.00 €, or 110.00 € per year. This corresponds to 9.17 € per month. After the measures have been completed, you would then pay a modernisation fee of 9.17€ in addition to your monthly rent.

Example 2: Kitchen

You would like a new kitchen, the installation cost of which, including all additional work and VAT, amounts to 3,000.00 €. . The modernization fee is calculated as follows:

In this example, the modernisation fee per 1,000.00 € would be 20.5% of 1,000.00 €, or 205.00 € per year. This corresponds to 17.08 € per month, per 1,000.00 €

In this example, after the measures have been completed at a total expense of 3,000.00 €, you would then pay a modernisation allocation of 51.24 € (3 x 17.08 €) in addition to your monthly rent.
